This home located at 1893 Glenhaven Crescent in Kelowna was si
tting on the market for a great price 399k...it needed work but nothing too crazy. The sellers had started to reno the home and then due to some circumstances they decided that they did not want to finish the job so they decided to sell it at a probable loss...


A savvy buyer came along and saw the potential here...they picked the home up for 380k. 20k below list price and took 3.5 months to remedy the issues in the home. They they listed the property on the market for 499,900 and sold it within 15 days for 485k!!!! that means that the home sold for 105k more then they paid for it!!!! (minus building costs of course)


But the exciting thing is despite being in a depressed market someone had the wherewithal to do what most people only seem to think can happen in a good market....MAKE SOME MONEY!!!

Selling your own home may not be the best way to get things done.

Buyers may be leery of contacting or intruding upon home owners with whom they are unfamiliar. Potential buyers might also be intimidated looking through a home if the owner is present and they may feel uncomfortable making an offer if they know they’ll be negotiating directly with the owner. Buyers often appreciate the accessibility and objectivity of a respected CENTURY 21 real estate professional. If you are trying to sell your home on your own you may very well have some people through your home who act like they want to buy it. I have often spoken with home sellers who have had people through their home and were confused when they never received an offer from buyers who told them “wow…what a great house”. A lot of buyers are not upfront with the sellers if they have to talk to them directly. They may not want to hurt the sellers feelings or they may not want to get into a situation where the seller tries to “sell” them the home despite the fact it is not what they want.  Buyers will often say nice things about the property then leave and the seller never hear from them again. Buyers are much more honest and open with Realtors about what they do and do not like about a home. This information can then be passed on to the home owner and changes can be made to the home, the price, the yard or whatever it takes to make the home more appealing. How to get rid of Fruit Flies...they drive me crazy!!!

Anyone who has ever left a bowl of fruit sitting out or forgotten to change their garbage, knows all too well the problem with fruit flies. It seems that once they've invaded your house, you can't get rid of them. You can scrub, clean, remove tempting fruit and spray the garbage can with disinfectants, but they always come back. You can't help but cringe just looking at them.
We have always had problems with fruit flies, with one of the main reasons being that we live in the city and by law - we must recycle. Because of where we live, we have to keep our recycling containers inside until they can be disposed of once a week. If the recyclables aren't cleaned well enough after being used, they make a perfect breeding ground for fruit flies. They love bits of rotting food remnants and seem to thrive in even the smallest amount. When fruit flies move in, they just don't want to leave and will lay eggs in and on anything they can find - fruits & vegetables left on the counter, sink drains, garbage disposals, empty bottles & cans, garbage bags, and even mops and rags.

A Few Fun Facts About Fruit Flies:
  • They can lay up to 500 eggs at a time 
  • Their entire lifecycle is complete in about a week 
  • While considered mainly a pest, they have the potential to contaminate food with dangerous bacteria

We all know that removing the food, getting rid of the garbage & cleaning up plays a big role, but we also know what it's like to move a piece of fruit and have a swarm of fruit flies fill the air only to escape your attempts at killing them. Where are they gonna go? Obviously the ones flying around can’t be easily captured or killed, so they’ll linger about until they find some other place to lay eggs and he whole cycle starts again.

In all my attempts, I found the best way to capture and remove the ones that escape is to create a simple trap using a jar, plastic wrap and a piece of food. Here's how it works:

1. Get a small jar you don't plan on using again (like a baby food jar or something similar) and wash it out well. Make sure it is not a jar with a funky smell such as a used pickle jar or anything that use to have strong spices. You want a clean, odourless jar.
2. Take a chunk of banana (or other fruit) and place inside the jar. This is why you want a clean, odourless jar - so that the banana smell won't be overpowered by other not-so-tempting smells. Banana seems to work the best, but you can experiment.
3. Fit a piece of plastic wrap over the top of the jar, making sure that it fits tight and well sealed around the edges. Then take a pen or pencil and poke 4 to 5 holes in the plastic, just big enough for a fruit fly to fit into. Once a fruit fly crawls in, it can't get out. You would think they would just fly back out through the holes, but they won't!
4. Place the jar in an area where you have seen the most fruit flies. Depending on the amount of fruit flies you have, you can expect to start seeing the jar fill up within just a few hours. After 24 hours, you will discover just how bad your fruit fly problem is!
This simple, inexpensive & safe method works perfectly and if you don't want the jar on public display, you can always slip it behind the garbage can, in the cupboard or even under the sink (Just don't forget about it!). You will want to empty the jar every 3-4 days before any eggs have a chance to hatch. While adult fruit flies can't easily escape through the holes, their maggots can very easily, and besides that - they are disgusting to see crawling around in the jar. You don't want to see these things crawling on your counter!
Cleaning out the jar shouldn't be a problem. If you have a kind heart, you can choose to let them go outside. Personally, I spray the little buggers with bug spray, wash out the jar and start the whole process over again if I think there are still some fruit flies left to capture.
For serious fruit fly problems, you will want to use this method for a good two weeks to make sure you've captured the majority of fruit flies. You might even want to use a few jars in different places. Before long, your home will be back to normal.

So you have a friend who is a Realtor and you are looking to sell your home.  I strongly encourage you to work with an agent because of what we can do for you not because of who we are.  I have had many opportunities to pick up listings from sellers who have been working "with a friend" to sell their home only to find out that the friend did not work too hard to sell the home and seemed to believe they were doing a favour for the seller instead of doing their job. 

It is a frustrating experience and often an expensive one for everybody. For the agent who feels they are 'just helping out' there is usually a monetary loss because they feel obligated to give their friends a break on the commission. This obligation often makes the agent feel as if they don't need to work as hard since they are not getting paid what they feel they 'deserve.'  They also tend to act less professional and simply laugh off mistakes as "my bad's." This is very annoying to the sellers who believes their friend should be working 'harder' for them since they are such good friends!  The seller may end up with a deal on the commissions but often ends up losing money due to poor Realtor performance and extended time on the market. All in all the deal suffers AND the friendship suffers….mixing business and pleasure if frowned upon by most business savvy individuals. Think hard before you make your friend your employee. Ask yourself 'what will they do to get the job done properly?' and remember it is more then your friendship on the line it is your money, your piece of mind and your life!

Kelowna gets attacked by GIANT spider!!

A huge spider was released in kelowna to battle Mothra. The spider constructed a web over the William R. Bennett Bridge which did less to stop Mothra then it did to disrupt traffic. The Spider dubbed Killowna was last seen rampaging through City Park. Morhras whereabouts are unknown. 

Great arial display takes place in Kelowna on this sunny holiday Monday!! AMAZING!!!

Fantastic holiday monday arial display in Kelowna! These planes flew nearly right over my house. The pictures were taken from my roof top patio. The planes then flew around the city forming up into some great formations before heading over Lake Okanagan and Downtown Kelowna for some arial stunts….AMAZING!!!
