Canadian housing market remains resilient

Canadian homebuyers remain unshaken by the recent volatility during the last few months in global financial markets, according to data released this week by the Canadian Real Estate Association (CREA) and 
Canada’s Housing Market Update 
from RBC Economics Research. Home resales rose modestly by 2.7% in September overall in Canada, after staying relatively flat in August (relative to July), with the majority of provincial markets posting gains.

Housing markets continue to be generally balanced across the country – CREA indicated that the sales-to-new listing ratio was in the ‘balanced zone’ in two-thirds of local markets, and the remainder was evenly split between markets where conditions were favourable to sellers and buyers.

The resilience of Canada’s housing market in August and September, at a time when renewed turmoil in global financial markets raised concerns that this might spook homebuyers, is reassuring on many levels. In general terms, it speaks volumes to the continued strength of the market’s underpinnings –  balance between demand and supply, positive employment trends, and low interest rates. But perhaps more importantly, it says much about the confidence Canadians continue to have about making a major purchase and the financial commitment that comes with it.

While further global anxiety could unsettle homebuyers, we believe that the confidence Canadians have expressed to this point indicates that they are placing a greater focus on domestic economic conditions and market fundamentals than the volatility taking place outside of Canada’s borders.

Kelowna Real Estate Market Quick Stats For The Last DECADE!

Here are the total stats for the local real estate market for the last 10 years!! It was a lot of work putting this together but well worth the effort to see how the market has been changing over the last decade. The stats were taken from the "Quick Summary Part 2" on Page 5 in the statistics section of the “Okanagan Mainline Real Estate Boards Monthly Stats” (from the residential section at the bottom.)  Each statistic is graphed. You will see the graphs below the table. If you click on a graph and go back up to the table it shows you which stats the graph is covering. If you click on the arrows in the corners you can move the box up or down to change what the graph is showing. That way you can see the graph for the last 10 years or just the last 2 years. Risk Vs. Reward in the Kelowna Real Estate Market

If you are thinking of buying a home in Kelowna but your worried about the state of the current market keep these things in mind:


  • Interest rates are incredibly low


  • Inventory levels are incredibly high
-There are a lot of homes for sale so the competition is great....therefor deals are great and selection could not be better.


  • Rental rates are very decent
-If you pick up a property as an investment it is a fine time to find a tenant and get a decent amount of rent from them...many people find they can still completely cover their mortgage with the rent they collect.


  • Prices have been corrected
-Kelowna has seen the largest proportion of its price correction already. Places like Vancouver and Toronto have yet to see the bottom as far as prices go. Many people get confused with what is going on in the market because the media only seems to focus on the larger markets (Vancouver and Toronto). If you are looking for property in Kelowna you need to disregard the news and talk to the people who are working in the city and know first hand what is going on.


You really need to think Risk Vs. Reward. The rewards are great when you buy in a down market as everyone knows. The mind set when buying real estate should ALWAYS be think ‘long term.’ You can sometimes make money in the short term but don’t count on it. 

If you are wanting to capitalize on the down market don’t wait too long just to save a small percentage because once things turn around it will be too late. You may lose a bit of equity right away BUT you will be able to lock into a great mortgage rate and have the highest number of potential homes to pick from...then you can rent the place out and start paying the place off right away....what good is saving 10k in equity if interest rates jump 5%?
