Texting is now the number one form of communication for people below the age of 45. Texting, or SMS messaging, is rapidly becoming your buyers first source for information. Sales of Smartphones have now outpaced computers and handheld devices, with over 160000 Android Phones sold per day in june of this year alone [techcrunch

]. Consumer's usage of Smartphones is a staggering figure when you add Blackberry and Iphones to the mix. The result is millions of people browsing the web using mobile browsers. How does your website look on a mobile browser? If you list with me the answer is GREAT!

When a prospective home buyer texts one of Street Text's sign riders for Real Estate information, they not only receive a text message back with all the property information and your Realtors phone number, they also get a link to view more information on a mobile friendly webpage. It includes photos of your listing, your agents information and detailed description of your property.

Street Text connects you to a new and rapidly growing market, and it brings eager buyers to you. With every text the buyers phone number is sent to me. Not only does it connect your property to more buyers it's allows me to contact the buyers directly. 

You may be thinking ‘thats an invasion of the buyers privacy!’ you know what I say? “Who cares!” My job is to sell your home and I will do everything in my power to get the job done. What a lot of sellers don’t realize is that I am constantly out there sticking your listing under peoples noses...ya some of them may not care BUT they may have a friend, aunt, brother, or sisters neighbors boyfriend who does! You as the seller don’t need to worry about getting doors slammed in your face or phones hung up on you...thats why you hired a Realtor;-) I will pound the pavement or the telephone and computer keys until your home sell.

So back to Street Text...What is it. Street Text is a service I pay for which allows me to display a number on your yard sign for passers by to ‘Text’ for instant information about your property. Things like lot size, number of beds and baths, property taxes and lets not forget all those professional photos I paid to have take;-) 

Imagine this...Mom is driving down the road and sees that your home is for sale...she thinks “wow...I like that one...what’s the address 458 Park View Crescent...I will look at that when I get home”...then little Carols starts hitting his sister and some guy in a pick-up almost runs her off the road...she stops at the store to grab dinner and starts thinking about the work she did not have time to do at the office...She pulls into the driveway and gets all the munchkins and groceries into the house...do you think she remembers that address? Do you remember the address? Nope...

Now picture this...Mom is driving down the road and sees that your home is for sale...she thinks “wow...I like that one” Great it has a street text number...beep boop boop and BLAMO...All the info about your property is in her phone...she can see it now right on the spot and review it again later that night with her husband...or just send it to him right there...pretty cool huh? Oh and lets not forget that the next day I will be giving her a quick call to ‘touch base’ and see if she has any questions or if she would like to see the home...Could it get any better then that? Nope...

List with me and you will not be sorry. I am always trying to stay one step ahead of the game. Real Estate is an ever changing and progressing beast...you pay big money to us Realtors to sell your home don’t you think we should be on the cutting edge of the latest technologies? Don’t you think you deserve an agent who has a good at what he does...Yup...

QR Codes...Now Even Homes Have Bar Codes...BEEP.

It seems every now and then a new technology comes along and gets everyone in real estate excited.  Right now that technology is QR Codes.

The problem I have is that while everyone and their brother is telling you that you need to be using QR codes, very few resources are specifically showing you the best ways to use QR codes for real estate.

It is actually why we exist, innovation is rewarded, execution is worshiped.

Just like with Facebook, Twitter, Blogging, Mobile, Video and any other buzz worthy platform or new technology some will adapt it quickly and pick up market share, most will fail and simply use it because the other agents in their office are.  So below you will find what in my opinion are the 5 best ways to use QR codes for real estate right now.  I would never assume these are the only ways but these are some great ones.

Quick note before we get started with the list.  A QR Code is simply a bridge to a website that when scanned with a mobile device takes a consumer on a journey beyond the paper it is printed on.  One of the major perks is that all of the scans are tracked and thus the ROI is fairly easy to detect, critical to any high level marketer.  I also think there is key things to consider when using QR codes.

That key this is to make sure the web page that you direct the consumer to MUST be optimized for viewing on a mobile device or whats the point.  My website is set up as a mobile website and so is the personal website I create for all my listings. This means that when someone scans the QR Code their smart phone or mobile device will then open a mobile webpage containing all the info on your property.


Some Of The Ways I Am Using QR Codes To Sell My Listings:

1.  Lawn Signs – This would be the most obvious usage in my opinion.  Consumers like to get as much information as humanly possible before calling a sales person.  By placing the QR Code on your sign riders I will be providing potentially the hottest leads, those driving around looking for homes to buy, with all of the information needed about that property instantly.  Price, interior photos and community info are typically things that a lawn sign does not provide and by leveraging a QR Code I am really giving the consumer what they want when they want it. Lets give the buyer the info before the screaming kids or road raging drivers make them forget all about the property they intended to look into when they got home!

2.  Business Cards – Another simple use for QR Codes is on my business cards. I have had some new cards made us with a QR on the back. Simply put this will help drive traffic to my website which will in turn put more eyes on your listing.


3.  Property Flyers – At your home I have created and displayed fantastic brochures. As you know I have paid for a professional photographer to take stellar looking photos of your property and then hired a graphic designer to create some top notch brochures for your listing...if you look at the bottom you will see it....TA-DA! The QR Code is right there. Picture this....A husband and wife go shopping for their dream home with their Realtor...They see ten homes...Six of those homes have brochures they can take with them (but only one looks professional and only one has a QR Code)....now this husband and wife are sitting on the couch after a long day of shopping and reviewing the brochures they took home with them...of course they pay special attention to the  one showcasing your home because it looks so great...and then the wife notices the QR...she whips out her phone and scans the code...now not only dose she have the fantastic brochure but she has all the info on your home too! The room measurements, links to the local schools and amenities, the age of the home, the size, a map of the area, a link to the Street View of the area and the list goes on and on...This is how selling homes is done in the 21st Century and I am the 21 Century Realtor doing it...

I am confident there are many other uses for QR Codes in real estate and I will do my best, as always, to capitalize on any marketing endeavor I can get my hands on. Selling my listings is priority one and trust me when I say no one will work harder to accomplish that goal...Thanks for your time.

7 Steps to saving money when purchasing a new home

STEP 1 - Choose a Realtor.

As a Buyer there are some things to consider. First of all you should choose a Realtor you can trust and one with which you will enjoy working. Maybe someone like....ME. ;-)

Seriously though a good agent is essential to finding you the right home and negotiating the right price. While keeping the experience as enjoyable and relaxing as possible. As a Realtor it is my job to write up a contract that is both unbreakable and has your best interests in mind


STEP 2 - Talk to a Mortgage Broker.

The next thing to do is get a Mortgage Broker and if possible a Mortgage Pre-Approval. A Mortgage Broker provides a free service that can set you on the right path to finding your new home. It is important to know how much you can afford. The last thing you want is to limit your options or even worse find the perfect home only to realize you can't afford it...everything you see after that will be a big disappointment. Getting a Pre-Approval can also save you money. Think of this as a bargaining chip when writing a contract. The fact that you have a pre-approval will make your offer more attractive. This can often entice a seller into accepting a lower offer as they will feel more secure and will see your offer as more stable and less likely to fall apart.


STEP 3 - Find a well priced home.

At the moment it is a buyers market. That means that there are often deals to be had. I will find you a home that you can afford and will alert you to any outstanding bargains that may be available. I am often aware of homes before they even hit the market and that can give you an edge. When we find the right home I will advise you as to the best course of action to get the home at the desired price...or less.


STEP 4 - Negotiate the best price.

As your agent I am well versed in the art of negotiations. I have extensive experience in dealing with sellers and agents of all sorts. Finding out a seller's motivation for selling can help me know the best course of action when proposing the offer. Some sellers are desperate to sell, some are not. The ones that are not desperate need to be sold the merits of your offer. I have to be a bit of a chameleon when presenting an offer. I need to know how to act to win them and their agent over; to make them understand why YOUR offer is the best one. It can be a good agent bad agent kind of situation. Some people want to control the proceedings and you need an agent who can handle themselves in these situations...remember it's your money on the line. There are some things we can do to make an offer more appealing:

  • Don't do subject to sale of your home (if you can help it). In this market it is important to sell your home first before you even begin to look for a new one. This may seem scary but with the right planning it is nothing to fear. What you have to do is write your contract with dates that will meet your needs. Give yourself time to find a new home. With all the homes currently on the market it should be a piece of cake to find a home fast. And don't forget this will save you money.
  • Keep your subjects to as few as possible while still keeping yourself covered (I will direct you as to the best subjects to include when the time comes...every offer is different) Subjects included: financing, inspection, title search, property disclosure review, levie search, etc

I enjoy the negotiation process...I compare it to chess...you have to stay one move ahead of your opponents if not more.


STEP 5 - Inspectors, Lawyers, and Notaries...oh my.

Whether you need an inspection or not. Or you want to use a lawyer or a notaries I can point you in the right direction. I have a great group of people who I have referred clients to and who I know will do a bang up job at a reasonable price. Whether you choose to use a lawyer or the less expensive option of a notary it is your call. The fact of the matter is that a simple home purchase can usually be taken care of by a notary. A lawyer will provide better and more secure service and may be necessary for more complicated transactions. If you are uncertain of anything you can always turn to your lawyer to help you feel more secure and answer any legal questions you may have. A notary on the other hand is more of a rubber stamp service.


Step 6 - Removal of subjects

If you want  the house to be yours we have to get the subjects of the contract to make it binding. I will gather all required documents quickly and steer you in the right direction as to who to speak to and why. Sounds easy and it should be but every once in a while we come up against uncooperative sellers or forgetful agents. Or what if we found your home as a ‘for sale by owner' you will need a lot of help getting that deal to stick together and that's what I do.


Step 7 - Move in day

I will get you the key and a truck if you need one to help you move and off you go. Enjoy!

The process buyers can expect AFTER their offer becomes a deal.

As a buyer you are running all over town and calling everyone around to help you get your subjects off your offer to Purchase your new home right? Right! Well after the subject conditions are all off it is your lawyer who takes things over from your Realtor and runs the show. Here is a breakdown on what you can expect the process to typically look like from the time your Realtor says "Congratulations the house is yours!" (this document was prepared by a good friend and lawyer...her info is below. Please feel free to contact Una Gabie if you have any questions of if you want to hire her...same goes for me and my info below should you need a Realtor;-)

Buying a new home is a very exciting (and sometimes stressful) experience.  This information sheet is intended to assist a purchaser in understanding the process of buying a home from the time you reach an agreement with the seller and the time that you receive title to your new home. 

Generally, this is the process once you have reached a final agreement on the terms of your purchase;

  • Your realtor will send our office a copy of your contract and any addendums (if you are not using a realtor, we will need you to provide our office with these documents directly);

  • Our office will contact you once we have reviewed the contract (usually about two weeks prior to the Closing Date of your purchase) with some questions including:
    • basic details including full legal names, address, etc.;
    • who your property insurance will be through;
    • whether you qualify as a first time homebuyer for Property Transfer Tax purposes;
    • what you’re intending to use the property for;
    • whether you are getting a mortgage for your purchase and, if so, who your lender is; 
    • whether you have a mortgage broker you are dealing with and, if so, their contact information; and
    • how you wish to hold title if there is more than one purchaser - i.e. as tenants in common or as joint tenants.  As joint tenants, your interest would automatically flow to the survivor in the event of your death without going through your estate.  As tenants in 
    • common, your interest would flow through your estate resulting in the payment of probate fees on that value. There are a number of considerations to keep in mind in determining how you wish to hold title.  If you have any questions, please contact our office.

  • Our office will prepare all the necessary documents to complete the purchase and register the mortgage against your title (we have to wait to receive instructions from your lender before we can prepare the mortgage documents which can take some time).

  • Once all documents are prepared, we will contact you to arrange an appointment for you to sign documents.  This usually takes place a couple of days before your Closing Date.  

  • We will tell you how much money we will need from you to close based on the Statement of Adjustments.  You can provide our office with these funds either by bank draft or by a wire transfer (we can provide the details to you).  This amount will include legal fees, Property Transfer Tax, adjustments, title insurance and the balance required to complete your purchase. You do not necessarily have to provide funds to us when you come in to sign, but we will need to have the funds in our account at least one day prior to the Closing Date.

  • On the Closing Date, we will register the transfer of the property and your mortgage (if applicable) and provide the closing funds to the seller’s lawyer.  

  • Once the transaction is registered, we will let you and your realtor’s office know that the deal has completed and they will arrange for you to receive keys on the Possession Date.

Motorbikes and Real Estate...Two of my Favourite Things! Wanna Ride around and look at homes?!

Spring is in the air and I am sure you have seen them...Motorbikes. Motorbikes on the road zipping in and out of traffic and whizzing by you. Or the Motorbikes that are just out for the leisurely ride. Either way TONS OF FUN!


So here is what I am thinking. I love my bike and I love my job as a Realtor in Kelowna. Why not put the two together? I have done this in the past and it is a lot of fun! There are a lot of bikers out there who are looking to buy Real Estate...I know it. If you want to go shopping for a new home and you want to do it in the Kelowna Summer sunshine on your bike...CALL ME! I love riding and I love looking at properties. Lets saddle up and ride from house to house! Why not!?

Send me a list of what you are looking for in a home I will get the search started. Things like price range, area, number of bedrooms/bathrooms, age of home, suite(y/n), view(y/n), and basically anything else that would be important to you in a home would help me out immensely.


I am often made aware of homes that are not yet listed or are soon going to be listed for sale a few days before they hit MLS so I can alert you to any deals before the rest of the crowd of buyers are even aware of them…I also hear of deals from many other sources and if they make sense for you I will pass them on.


We can then get a list of homes together and put them on the ‘tour.’ We know it will not take long to get from one house to the next;-) I think this is a super idea and I look forward to working with my fellow BIKERS out there!

1. What is the home buyers' tax credit (HBTC)?

For 2009 and subsequent years, the HBTC is a new non-refundable tax credit, based on an amount of $5,000, for certain home buyers that acquire a qualifying home after January 27, 2009 (i.e., generally means that the closing is after this date).

2. How is the new HBTC calculated?

The HBTC is calculated by multiplying the lowest personal income tax rate for the year (15% in 2009) by $5,000. For 2009, the credit will be $750.

3. Am I eligible for the HBTC?

You will qualify for the HBTC if:

  • you or your spouse or common-law partner acquired a qualifying home; and
  • you did not live in another home owned by you or your spouse or common-law partner in the year of acquisition or in any of the four preceding years.

If you are a person with a disability or are buying a house for a related person with a disability, you do not have to be a first-time home buyer. However, the home must be acquired to enable the person with the disability to live in a more accessible dwelling or in an environment better suited to the personal needs and care of that person.

4. What is a qualifying home?

A qualifying home is a housing unit located in Canada acquired after January 27, 2009. This includes existing homes and those being constructed. Single-family homes, semi‑detached homes, townhouses, mobile homes, condominium units, and apartments in duplexes, triplexes, fourplexes, or apartment buildings all qualify. A share in a co‑operative housing corporation that entitles you to possess, and gives you an equity interest in, a housing unit located in Canada also qualifies. However, a share that only provides you with a right to tenancy in the housing unit does not qualify.

Also, you must intend to occupy the home or you must intend that the related person with a disability occupy the home as a principal place of residence no later than one year after it is acquired.

5. Who is considered a person with a disability for purposes of the HBTC?

For the purposes of the HBTC, a person with a disability is an individual who is eligible to claim a disability amount for the year in which the home is acquired, or would be eligible to claim a disability amount, if we ignore that costs for attendant care or care in a nursing home were claimed for the Medical Expense Tax Credit.

6. If I buy a house, can my spouse or common-law partner claim the HBTC?

Either one of you can claim the credit or you can share the credit. However, the total of your combined claims cannot exceed $750.

7. My friend and I intend to jointly purchase a home, and we both meet the conditions for the HBTC. Can we both claim the credit?

Either one of you can claim the credit or you can share the credit. However, the total of your combined claims cannot exceed $750.

8. Do I have to register the acquisition of the home under the applicable land registration system?

Yes. Your interest in the home must be registered in accordance with the land registration system applicable to where it is located.

9. How will I claim the HBTC?

Beginning with the 2009 personal income tax return, line 369 is incorporated into the Schedule 1, Federal Tax to allow you to claim the credit in the year in which you acquired the qualifying home.

10. Do I have to submit any supporting documents with my income tax return?

No. However, you must ensure that this information is available, should it be requested by the Canada Revenue Agency (CRA).

11. Is the HBTC connected to the existing Home Buyers' Plan?

No. Although some of the eligibility conditions for the HBTC and the Home Buyers' Plan are similar, the two are not connected. Your eligibility for the HBTC will not change whether or not you also participate in theHome Buyers' Plan.

12. Where can I get more information about the new HBTC?

The CRA encourages taxpayers to check its Web siteoften—all new forms, policies, and guidelines are posted there as soon as they become available.

13. In which taxation year can I claim the HBTC?

You can claim the HBTC in the taxation year in which the qualifying home is acquired.

14. If I purchase a condominium as my qualifying home in which occupancy takes place in one taxation year but the legal transfer of ownership only takes place in the subsequent taxation year, in which taxation year can I claim the HBTC?

You can claim the HBTC in the subsequent year in which your interest in the condominium (or a right in Quebec) will be registered in accordance with the land registration system or other similar system applicable where it is located.

Sellers - Help your Realtor sell your home! Its as simple as Facebook!

Something that is often overlooked when selling a home is what you Sellers can do to assist in the process. Yes you are great at cleaning the house, turning on lights and making the place smell nice for showings. You are also great at making sure you are always easy to reach and ready to show the property on short notice....Right? Of course you are!!

We are in a new age of selling Real Estate. In this age if information and computers you as the Seller can actually help your own cause if you wish. You know I personally advertise my listings on over 75 websites right?! Well you can do some simple things to bolster the action your listing receives. Do you have a Facebook account? If you do Facebook your listing! I’m sure your friends and family would love to help you sell your home. You and your family and friends should Facebook, Twitter, and Blog about why your home is great! The more your property is sent around the web the better the ‘Google Juice’ will be. The higher up the page the listing will post and the more attention it will receive. I am doing this regularly and so are my friends, family, clients and colleagues...every person who ‘LIKES’ the post will help push it in front of more eyes; the more eyes that see it the better the chance of it popping in front of someone who says “That place would be perfect for (insert person’s name here).

and check out your listing. Open the ‘property details’ tab and you will see a ‘share on Facebook, Twitter, Blogger, etc’ button. Click that button and share your listing with the world! You can also see how many people have ‘liked’ your listing on facebook...which I think is pretty great! Just think that for every person who ‘liked’ your listing there are hundreds/thousands of their friends who saw your home jump up on their Facebook News Feed!


So at the end of the day keep in mind that I am always working to market your listing the the broadest number of people possible and if I have to recruit you Sellers to help get the job done I will;-)

It is nice to be recognized for they hard work you do everyday in Real Estate

We all go to work every day and do our best right? Well sometimes it is nice to get that 'At-ta boy' from the world for a job well done isn't it? Nothing compares to the "thank you'' you get from your clients of course but some peer recognition certainly means a lot. No one knows what it is like to do your job like your coworkers. Clients are more often then not ignorant to just how hard you work for them as their Realtor...and the less they know the better you are at your job! They are supposed to think the whole process is pretty much effortless so they don't get too stressed out...Your coworkers however know how long you spend at the office and can hear the conversations you have when you are yelling at the phone and being driven made by the world which sometimes seems to conspire to keep your deals from happening! They can hear your fingers pounding away (right through the wall) as you email everybody and their dogs to get the info you need to complete that sale. 

I was very proud to receive a few awards awards during our Century 21 Gala Awards Ceremony the other day...As it stands I am the fourth most productive agent in my whole office...a fact that I am pretty proud of since there are over 40 agents in my office. I work very hard for my clients and take pride in what I do. I have been working as an Realtor for over 5 years now and I have seen steady increase and improvement in my business since day one. Please don't take this as bragging...I am just proud of my accomplishments and the way I have handled my business for both myself and my clients over the years...shouldn't we all take a moment to say to ourselves "hey I did a good job there...I make a difference and make peoples lives better...I deserve this recognition"? Of course we should!! Further to the two awards I received placing me as the fourth highest producing Century 21 agent in all of Kelowna I also received the Century 21 Masters Diamond Award...That is the 2nd highest award an agent can get in my whole organization...not too shabby if I do say so myself.

Well that is that. The awards are filed and now it is back to work. Working for the best award of them all...the smile and gratitude of my clients when I do a good job for them. Oh and lets not forget my other favourite award...the REFERRAL;-) When you do a job so well for someone that they want you to do the same for their family or friends could there be any higher honour? I think not...Thanks for listening to this self serving post...Please keep me in mind should you find that you need any assistance selling or buying a home. Have a good one! :-)

Just signed up a deal on one of my listings at 98.42% of the asking price!

I just signed up a deal on one of my listings at 98.42% of the asking price! This is an important lesson to Sellers. When there is so much inventory on the market it is wise to price your home aggressively. That could even translate to just under the 'fair market value.' I know when you hear things like that as a Seller you want to PUNCH your agent in the face but I am speaking from experience. I have seen hundreds of thousands of dollars slip through sellers hands as they rode the market down down down. Sellers often say things like 'I know it is a little high but the Buyers can always make us an offer." or "We don't want to list at the price you suggest because we don't want to deal with 'low ball' offers." Well a low ball offer is better then no offer as you could always find the person who loves the home enough to play the game. As far as Buyers 'making you an offer'....good luck with that. It just never happens. The reason is that your home will not even show up in their search as they are not looking at properties in the price range you are listed in...and by the time you are listed at the price your agent originally suggested it is no longer 'the right price' and whoops....you find yourself in a position where you now MUST sell quickly and have to lower your price to the brink of silliness to get the job done.

I don't like to tell Sellers that they need to lower their price...hey it means less money for me too! The reality is that if you price your home aggressively out to the gate you stand a chance of getting an offer quickly. Stats show the first 2 weeks are the best weeks for you to sell and get a good offer...after that it is a steady decline. Keep in mind that YOU the Seller are in control of the offer and whether you accept it or not. If the offer is too low say "take a hike" but if you don't get any offers or many showings you give control to the Buyers....tisk tisk. 

As your agent it is my job to tell you what to list your home for...what the market will allow for and what you stand a chance of selling for. I am the one out there every day and working with buyers, sellers and other agents. Going to seminars and classes and reading books on real estate. I weed through hundreds of homes a day and I see the prices, reductions, solds and new listings....this is my field and my profession and I take it very seriously. I hear many times 'I know what my house is worth' and I hear nearly as often 'Trever...I wish I had listened to you in the beginning.' Believe me or not...read my past client testimonials and see what people have said. You will see that there are many "thank you Trever" notes.

Anyhow back to the great deal I negotiated for my sellers. Yes like all sellers I am sure they would have liked more money for their home...who wouldn't. The reality is that time and money are the two things that balance the scale...more money equals more time and visa versa. The beauty is that these sellers priced their home aggressively and got what they were asking for. The offer was not a low ball it was a real offer. The Buyers agent said "they priced the home well so lets be real about our offer." That means that the Buyers agent was working for my SELLERS! WOW. Then with a little back and forth we have a deal that makes all parties happy. The Sellers feel good because they got what they asked for and the Buyers feel good because they found a home they love and don't feel like they got beat up to get it.
